Al. Neyer Develops, Designs, Builds Largest Speculative Industrial Project To-Date, Sells to Clarion Partners

Al. Neyer developed, designed, and built Runway Logistics Center, a two-building, 1.4 million total SF industrial development on a 110-acre site in Hebron, Kentucky. Clarion Partners, a New York-based global real estate investment firm, purchased Runway Logistics Center in the first half of 2020.

Al. Neyer identified the project as a compelling speculative opportunity for its ideal business environment; the location guarantees easy access and distribution within a one-hour flight and one day’s drive for 60% of the U.S. population.

Runway Logistics Center’s flexible configuration and multiple access points allow for both single and multi-tenant scenarios. The site, adjacent to Amazon Prime and DHL’s Global Air Hubs, as well as the Cincinnati/Northern Kentucky International Airport, provided flexibility to accommodate additional trailer parking, ample car parking, and extensive door dock counts.

The two buildings feature 36’ clear ceiling height and LED lighting in 60’ speed bays. Building I offers 360 parking spaces, 112 truck doors, and two drive-in doors. Building II offers 387 parking spaces, 164 truck doors, and two drive-in doors.
