Al. Neyer and Hillwood Partner On Second Massive Industrial Site

The Erlanger Commerce Center is located on a site that formerly was home to the Showcase Cinema movie theater, a 135-acre site that had been vacant since 2008. Al. Neyer’s development team knew the highly desirable location at the intersection of Interstates 71/75 and 275 would offer ultimate proximity to e-commerce or an industrial distribution user. Al. Neyer partnered once again with Hillwood out of Dallas, TX to develop this speculative project, which creates available space in one of the tightest industrial markets in the country.

Phase I of this project features a 779,720 SF one-story industrial building with 36’ clearance height and 159 trailer storage spaces with a cross-dock configuration.  The project will offer a combined 1.7 million SF of industrial space. Officially the largest industrial project in Al. Neyer history, the team had to overcome many challenges at the site, including rerouting a Duke Energy gas main. Construction is nearing completion for the  301,050 SF Phase II building, and groundwork is starting for the 575,000 SF of Phase III.
