DHC/ANI LLC sells downtown Cincinnati office building for $17 million

Al. Neyer, Inc., project developer, improves historic Third Street building

CINCINNATI – A development partnership comprising Cincinnati-based Al. Neyer, Inc. and an entity affiliated with principals of Dayton Hydraulic Company of Dayton, Ohio, announce the sale of The Offices at 444 West Third Street to the building’s principal lessee, dunnhumbyUSA, for $17 million.  

dunnhumbyUSA, a fast-growing international leader in building sales and brand value for consumer goods and retail companies, acquired the three-story, 150,000-square-foot building at an important gateway into downtown Cincinnati, near Paul Brown Stadium. The property encompasses about 2.09 acres, and includes 330 parking spaces exclusively available to dunnhumbyUSA both on site and on the adjacent land owned by the City of Cincinnati.  dunnhumbyUSA employs more than 300, and accepted job creation tax credit incentives from the City of Cincinnati’s Economic Development Division for the creation of 150 new jobs. Company revenues have grown from $20 million in 2004 to $200 million in 2008. In addition to tax credit incentives, the City of Cincinnati provided a 12-year tax abatement to enable this project. dunnhumbyUSA’s CEO Simon Hay noted, “dunnhumbyUSA is dedicated to the robust growth of Downtown Cincinnati and are eagerly awaiting our move to our new headquarters later this year.”

dunnhumbyUSA is working with Al. Neyer, Inc. as project developer, who is directing design-build construction services for the extensive renovations to market standards and to dunnhumbyUSA’s specifications.  dunnhumbyUSA signed a 10-year lease for the entire property on November 14, 2009, announcing its intent to relocate from about 60,000 square feet it occupies in 302 West Third Street, another building redeveloped and renovated by Al. Neyer.  dunnhumbyUSA was represented in both the lease transaction and the building acquisition by Mike Hartmann of Colliers Turley Martin Tucker.
