For immediate release John V. Handelsman appointed Chief Executive Officer at Al. Neyer, Inc. Cincinnati – Al. Neyer, Inc. (ANI) has appointed John V. Handelsman chief executive officer. David F. Neyer is the commercial real estate company’s new chairman and chief investment officer.
In his role, Mr. Handelsman sets strategic direction for the 117-year-old company, as well as oversees all financial and capital sourcing functions. Mr. Handelsman leads ANI’s executive management team, key to the company’s initiatives to identify new growth markets and continue to add to its growing presence in Greater Pittsburgh market.
Mr. Handelsman’s appointment to chief executive aligns with increasing capital demands for commercial real estate businesses, especially in the current constrained and more cautious banking environment. Through strategic planning efforts, ANI’s board of directors and shareholders recognized the company’s need for a stronger balance sheet with the addition of outside capital, and alongside that capital, new and complementary leadership competencies.
Mr. Handelsman has 28 years experience in leveraged finance industries, many as chief executive, and most of which was spent in the commercial equipment finance industry.
Most recently, Mr. Handelsman was managing director of Present Values LLC, a Cincinnati-based private investment and management consulting practice. He has also led as President two separate publicly held bank equipment leasing companies, and led as CEO several different privately held businesses, one of which he founded, built and sold to a public bank in 2003.
As a principal investor, advisor and transaction team member, Mr. Handelsman has presided over the closing of more than $3B of commercial debt and equity funding transactions. He has extensive experience managing companies with a proprietary and/or institutional capital component.
“John Handelsman is a recognized leader, exceptionally disciplined in business and capital strategy, corporate governance and performance management, according to David Neyer. “His experience, coupled with his key relationships, will allow ANI to scale our proprietary approach to service delivery.”
Mr. Neyer has held the position of CEO since 1998. Under his leadership as company chief executive, ANI cemented its business model of delivering high-quality tailored solutions to single-tenant industrial, office and healthcare users, continued its track record of profitability while completing numerous complex urban development projects such as the recently completed Vernon Manor.
“In his decade of leadership, Dave Neyer has established the highest professional standards of operational practice, and positioned ANI to become a much larger and more influential regional player,” Mr. Handelsman says.
As Chief Investment Officer, Mr. Neyer manages ANI’s portfolio of assets, valued at approximately $250MM. In his role as Chairman he will also focus on client service and community engagement.
“I welcome the opportunity to work with Dave Neyer and the executive team to propel the company in its next exciting phase of growth,” says Mr. Handelsman.
ANI’s current projects include Medpace, which comprises adding 200,000 SF of clinical lab and research space to its corporate Cincinnati campus; Gardner Denver Nash, a 100,000 SF global divisional headquarters in Greater Pittsburgh; and Tempur-Pedic, a global headquarters in Lexington, Ky.
ANI is a full-line commercial real estate development and design-build company, with historic focus on office, industrial, mixed-use urban and medical office properties. ANI has a proven ability to partner with municipalities and incorporate complex financing solutions for significant urban development projects.
A Michigan area native, Mr. Handelsman studied at Albion College. He serves as an Operating Partner to local PE firm Orchard Holdings; a director for dbaDirect, Inc.; as an advisory board member for The Malibu Group, LLC of Cincinnati; and as local chairman of Outback America, a city outreach of JH Ranch and international family discipleship ministry. Mr. Handelsman lives in Sycamore Township with his wife, Jeannie. They have six children and one granddaughter.
