Al. Neyer Reinvents U.S. Postal Service Building Into an Urban Campus 

The Offices at 444 West Third Street is the headquarters of dunnhumbyUSA, a rapidly growing consumer data mining firm. The relationship of dunnhumbyUSA and Al. Neyer began in 2003, when Al. Neyer leased space to the then much-smaller company. CEO Simon Hay liked Neyer’s building at 302 West Third Street, a turn of the century industrial building at the southwest corner of downtown—expanded and restored by Al. Neyer into open floorplan office space with great views of the Ohio River.

As dunnhumbyUSA grew, so did its footprint at 302 West Third Street, until the firm eventually leased about 60,000 square feet there. Looking ahead, Hay realized his company would need at least that much space, and again enlisted the real estate expertise of Al. Neyer. Working closely with the City of Cincinnati’s Economic Development Department, Al. Neyer’s development team entered into a partnership with Dayton Hydraulic, owner of 444 West Third Street, across the street from dunnhumby’s current space, and featuring many of the same historic characteristics. dunnhumbyUSA purchased the building in August 2009.

The three-story, 150,000 square foot building had been originally constructed in 1922 for the U.S. Postal Service. Al. Neyer’s design-build team renovated it to fit dunnhumby’s vibrant corporate culture.
