Vine & Central Gateway is located at the entrance to Over-the-Rhine, a challenged historic downtown neighborhood featuring an impressive collection of Italianate architecture and landmarks of Cincinnati’s heritage.  In a public/private partnership, Al. Neyer worked with developer R. M. Kimbler Interests, private development authority 3CDC and the City of Cincinnati on this innovative project.

The unique design wraps residential units around a large parking garage serving the public and the corporate headquarters of supermarket giant Kroger Company.   A separate section of parking for residents extends under the condo component.  The urban site presented challenges to construction, especially in staging and storing materials.  Inclusion was a more important consideration than space, and Al. Neyer not only met, but exceeded MWOBE goals for the project.  Pre-sales met goals and the condos are moving ahead of the pro-forma schedule.
